How to configure your screening criteria
Set which checks are required, the affordability standard, and the fee in a reusable rule set.
Your screening criteria live in a rule set, which you attach to a unit. A rule set controls which checks are required, the income and affordability standard, and the fee. You can reuse one rule set across many units. For background, see What a rule set is and how it works.
Steps
- Go to
[Rule Sets]and select[Create rule set], or open an existing one to edit. - Choose which of the six checks are required: identity, income, employment, credit, background, and eviction.
- Set the income and affordability standard used to compare applicant income against the rent.
- Set the fee and choose who pays it. See How to configure the application fee.
- Save, then attach the rule set to one or more units.
Starting from a template
Burnt provides templates for common New York housing types, including NYCHA, Housing Connect, Section 8, Mitchell-Lama, HDFC, 80/20, Rent Stabilized, and Market Rate. Templates are starting points you clone and adjust. They are not applied automatically, and you remain responsible for the criteria you set.
When criteria take effect
The fee and criteria are recorded onto each screening at the moment it is created, so a screening always reflects the rule set as it stood when the applicant began.
